This graceful, as-new villa with smooth plaster and beautiful wooden shutters is located in a fantastic rural setting, surrounded by young, wild olive trees and with no direct neighbours. On arrival at the villa, the hire car can be parked in the large carport in the shade. Gravelled areas lead you to the low villa with a spacious terrace and pool area. The private pool is located under the covered terrace by the house. It is surrounded by a spacious concrete terrace. This terrace is the ideal place for the comfortable aluminium sun loungers. When it gets too warm, you can move into the shade of the parasol or even under the shady olive trees and enjoy the Mediterranean atmosphere of this hilly coastal landscape. Here you can enjoy your afternoon coffee at the graceful bistro table in the shade. Separated from the lower pool area by forged railings, the spacious covered terrace is located directly above the pool. There is plenty of space here to snooze on one of the sun loungers. On the other side, nestled in the deliberately wild garden, there is a dining table with six comfortable wooden chairs and white cushions. A charcoal barbecue awaits your cosy barbecue evenings. Fresh produce can be bought at the local markets or supermarket.

Large patio doors lead into the wonderfully bright, particularly high-quality and tastefully furnished hallway. From the outdoor dining area you enter the large living area of the house with a further dining area. The bright and high-gloss floor tiles lend additional glamour to this light-flooded, apricot-coloured interior. In the dark, the house is bathed in a beautiful light thanks to the spotlights in the white ceilings. Two leather sofas in front of the modern LCD TV together with the beautiful wood-burning stove create a cosy atmosphere. The dark wood dining table for six people creates a rustic atmosphere and is a great contrast to the absolutely modern furnishings. Several large abstract paintings on the walls round off the fantastic ambience. The combined dining/living area leads into the kitchen, where there is another dining table. The black kitchen units harmonise with the white stone worktops thanks to their particularly elegant and purist design. The honey-coloured wooden dining table for four impresses with its timeless and slightly retro style. The sleeping area comprises two spacious bedrooms. The double bedroom has an en-suite bathroom and a walk-in wardrobe. The second bedroom has two comfortable single beds and there is another bathroom nearby. Here you are offered maximum privacy during your holiday. All beds are fitted with Visco-Latex mattresses (traditional latex with memory foam). What's particularly nice is that both bright bedrooms have doors that lead out onto the beautiful terrace. Here you can enjoy the wonderfully mild climate as soon as you wake up; take a stroll through the garden or refresh yourself in the pool. The layout of this chic villa with its beautiful, wild garden is perfect for a small family.

The villa's location makes it a perfect base for exploring the region. Despite its fantastic rural location, the eastern coastal areas are easily accessible. The villa is conveniently located close to the road that connects Son Servera with Capdepera. The village of Capdepera is only 3.5 km away. The pretty medieval town of Artà is also within easy reach. If you are visiting Canyamel beach, the golf course is only halfway along the 3.5 km route and is an ideal location for golf lovers. If you want to try out the island's nightlife, nearby Cala Ratjada offers numerous clubs as well as bars and cafés on the promenade. Villa Katia is a modern holiday home in mint condition and is located near Capdepera in a wonderful natural setting. Capdepera is only 3.5 km away and offers everything for your daily needs. Visit the local weekly market on Wednesdays and the pretty market in the nearby town of Artà on Tuesdays. The Canyamel golf course is located halfway to the beach at the bay of Canyamel, which, like the other beaches to the east, is easy to reach.
